Crestview, Camas WA: Established Character, Generous Lots, and Downtown at Your Doorstep

A neighborhood with real history and real variety

Crestview sits in the northeast quadrant of Camas proper, with NE Ione Loop and NE Ione Street forming the backbone of a community that has been well-established since the 1960s. That history shows in the best possible ways — mature trees, oversized lots that range from a third to nearly half an acre, and the kind of quiet residential character that newer subdivisions spend years waiting to grow into.

The housing stock reflects genuine variety. On the NE Ione Loop side you'll find solidly built ranch and daylight ranch homes from the early 1960s — 2,400 to 2,600 square feet on lots pushing 12,000 to 16,000 square feet. These are homes with good bones, attached garages, covered outdoor spaces, and the kind of lot depth that gives you real separation from your neighbors. Many have been updated over the years with modern kitchens, refreshed baths, and new mechanical systems while retaining their original character.

On the NE Ione Street side, the range expands considerably — larger custom builds from more recent decades running 3,100 to 3,400-plus square feet with four bedrooms, hardwood floors, granite kitchens, central vacuum systems, bonus rooms, and the kind of interior finish quality that commands serious prices. A 3,393 square foot home on NE Ione Street closed at $900,000 in June 2024 — a data point that tells you exactly how the market values this location when the home is dialed in.

Current value estimates across the neighborhood run from the upper $600s to well over $800,000 depending on size, vintage, and condition — a range that reflects the genuine diversity of what's available here.

The walkability is the differentiator most buyers don't expect

NE Ione Street puts you within genuine walking distance of downtown Camas — the brick-lined main street, locally owned restaurants, the library, Crown Park, and the Wednesday Farmers Market. That's not a common feature in Camas, where most neighborhoods are comfortably suburban and require a car for daily errands. Crestview sits in the rare pocket where you can actually leave the car in the garage on a Tuesday night and walk to dinner.

For buyers relocating from walkable urban environments who aren't ready to go fully car-dependent, this is the Camas neighborhood that solves that problem without asking you to leave the zip code you came here for.

Schools are the constant

Crestview feeds into the Camas School District — one of the top-ranked districts in Washington State, with Camas High School drawing relocating families specifically for its academic record. That school-driven demand sustains value in this neighborhood across market cycles just as it does everywhere else in the 98607. The difference here is that proximity to downtown adds a secondary demand driver that purely suburban neighborhoods can't claim.

The location math

Downtown Camas is walkable. Lacamas Lake and the trail network at Lacamas Park are a short drive. Portland is 25 to 30 minutes via SR-14. And you're on the Washington side of the river — no Oregon income tax — which at the income levels common to buyers in this price range adds up to real money annually regardless of which neighborhood you choose.

Who Crestview is for

This neighborhood suits a specific kind of buyer — one who wants an established, character-rich community close to downtown Camas, with the lot size and outdoor space that newer subdivisions have largely stopped providing. It's a strong fit for buyers who want walkability without sacrificing the Camas school story, buyers who prefer the feel of an older, mature neighborhood over a freshly built subdivision, and buyers who want genuine lot size at a price point that still makes sense.

Crestview is the kind of neighborhood where people walk to the Farmers Market on Wednesday mornings and know their neighbors' names. In the current Camas market, that's worth more than it sounds.
