Downtown Vancouver Market Notes

Buyers who work in Portland but want Washington's tax advantage without giving up a walkable, urban setting continue to be a steady source of demand downtown.

Units closest to Esther Short Park and the Waterfront district's retail tend to draw the most interest, given the walkability to the farmers market, restaurants and breweries.

Because condos make up the large majority of what's available, buyers specifically wanting a detached single-family home should expect a much smaller pool of options downtown than elsewhere in Vancouver.

With the Waterfront district still actively developing, this is a market worth watching closely rather than checking in on occasionally.

Don't see the right home? Inventory in individual neighborhoods can be limited — nearby neighborhoods with similar homes, locations and amenities are often worth a look too.
