If you're thinking about moving to Camas, WA, one of the first things I recommend is getting familiar with the different parts of the city. Camas isn't one uniform housing market. What you'll find near Lacamas Lake can feel very different from downtown, Green Mountain or the neighborhoods along Prune Hill.
Deer Creek is an established residential neighborhood on Prune Hill in western Camas. It's an area worth knowing if you're comparing established homes to some of the newer construction elsewhere in Camas. The neighborhood includes primarily detached homes, mature landscaping, neighborhood greenspace and convenient access to parks and recreation.
Location is another reason I include Deer Creek when helping relocation buyers compare Camas neighborhoods. You're on the western side of Camas with access toward Vancouver and SR 14 while still being connected to downtown Camas and the city's parks, lakes and trails.

WHAT IS IT LIKE LIVING IN DEER CREEK IN CAMAS?
Deer Creek sits on Prune Hill, one of the larger hillside residential areas on the west side of Camas. This gives the neighborhood a different setting from the flatter areas closer to downtown or the newer development occurring farther north and northwest.
One of Deer Creek's defining characteristics is that it feels established. Much of the housing dates to the late 1990s and early 2000s rather than being brand-new construction. That extra time has allowed trees and landscaping to mature, and you'll find a mix of traditional Northwest suburban home designs rather than streets where every house was completed in the last few years.
The terrain around Prune Hill also matters. Streets and individual lots can have different elevations, slopes and orientations. Depending on the specific property, that can affect the usability of the yard, driveway grade, sunlight and views. That's something I pay attention to when comparing individual Deer Creek homes rather than assuming two houses in the same neighborhood offer the same setting.
Deer Creek also benefits from nearby neighborhood parks, sports facilities and Camas' broader network of trails and natural areas.
WHERE IS DEER CREEK LOCATED?
Deer Creek is on Prune Hill in western Camas, generally around the NW Brady Road and NW 16th Avenue area. That places it closer to the Vancouver side of Camas than neighborhoods farther east.
NW Brady Road is an important local connection through this part of Prune Hill, while SR 14 provides the major east-west route along the Columbia River. Heading west on SR 14 connects toward Vancouver and I-205, while heading east takes you toward central Camas and Washougal.
For someone relocating to Camas but regularly traveling into Vancouver, Portland or other parts of the metro area, that western Camas location can be worth comparing with neighborhoods farther north or east.
Downtown Camas is also accessible from Deer Creek for restaurants, coffee shops, local businesses and community events. For larger shopping trips, residents can head west toward the commercial areas around SE 192nd Avenue and east Vancouver.
HOMES IN DEER CREEK
Most of Deer Creek consists of detached single-family homes, with a significant portion of the neighborhood developed from the late 1990s into the early 2000s.
You'll commonly see traditional Northwest suburban architecture, attached garages and a mix of two-story and other floor plans. Mature yards and landscaping help distinguish Deer Creek from Camas communities where construction is still underway.
For buyers, the age of the homes is important.
A house that's now roughly two decades old or more may have had substantial updates—or it may still have many original components. When I'm looking at homes from this period with a buyer, I'm paying attention to things like the roof, HVAC system, windows, exterior condition, flooring, kitchen and bathroom updates and other major systems.
Lots also deserve individual attention. Prune Hill's terrain means one property may have a relatively level backyard while another has more slope or elevation change. Some locations may offer territorial or distant views, while others are more enclosed by neighboring homes and landscaping.
Rather than shopping Deer Creek based only on square footage and bedroom count, compare the actual lot, orientation, condition and updates of each property.
HOW MUCH DO HOMES COST IN DEER CREEK?
I don't like publishing a narrow price range for a neighborhood like Deer Creek because that information can become outdated quickly.
Pricing can vary based on the size and condition of the home, updates, lot characteristics, location within the neighborhood, views, garage configuration and the number of competing homes available at the time you're searching.
A remodeled home on a desirable lot can compete very differently from a similar-sized home that still has many original finishes.

That live property search is the best resource for seeing current inventory and asking prices rather than relying on a price range from an article that may have been written months earlier.
PARKS, TRAILS & THINGS TO DO NEAR DEER CREEK
One of the most useful things about Deer Creek's location is having several different types of recreation nearby.
Klickitat Park is located along NW Klickitat Street near Deer Creek and includes a basketball court, playground equipment, picnic areas, paved paths and greenspace. Prune Hill Sports Park is another nearby option along NW 16th Avenue. The park sits next to Prune Hill Elementary and includes sports fields, a basketball area, playground and paved paths.
For someone who wants longer walks, runs, bike rides or access to the water, Camas has a much larger trail and park system beyond the immediate neighborhood.
Heritage Park provides access to Lacamas Lake and the Lacamas Heritage Trail. The park also has a boat launch, making it a useful access point for people who kayak, paddleboard, boat or spend time on the lake.
Lacamas Park and the trails around Round Lake add another type of outdoor experience, with wooded trails and access to the lake environment. The Washougal River Greenway provides another trail option on the eastern side of Camas.
This is one of the things I like to explain to relocation buyers: don't judge a neighborhood only by what's directly inside its boundaries. Think about the places you'll actually use every week and how easily you can get to them.
SCHOOLS SERVING DEER CREEK
Deer Creek is within the Camas School District.
Current property information within Deer Creek commonly identifies Prune Hill Elementary, Skyridge Middle School and Camas High School. The district also identifies Prune Hill Elementary as feeding into Skyridge Middle School.
Because attendance boundaries can change and individual addresses need to be verified, I recommend checking the exact property rather than choosing a home based on a general neighborhood assumption.
School boundaries and assignments can change. Buyers should verify current school assignments directly with the school district.
COMMUTE & GETTING AROUND
If you're moving to Camas but working in Vancouver or Portland, Deer Creek's location on the west side of Camas is worth considering.
SR 14 is the primary regional route running east and west through the Camas area. From there, drivers can connect west toward I-205 and Vancouver or continue across the Columbia River into Oregon.
PDX Airport is also reached by traveling west toward the I-205 corridor and crossing into Oregon.
I wouldn't choose a Camas neighborhood based on an advertised commute time. Traffic conditions can change substantially depending on the time of day, and anyone crossing the Columbia River needs to account for bridge traffic.
If your commute is an important part of your relocation decision, drive the route from the specific house you're considering during the hours you actually expect to travel. I've had buyers discover that two homes that look equally convenient on a map can feel very different during a real commute.
PROS & CONSIDERATIONS OF LIVING IN DEER CREEK
Reasons Buyers May Consider
Deer Creek gives buyers an opportunity to look at established Prune Hill housing rather than limiting a Camas search to newer construction.
Mature landscaping, detached homes, neighborhood greenspace and access to nearby parks are all characteristics worth considering. Its western Camas location can also be useful for buyers who regularly need to travel toward Vancouver, I-205, Portland or PDX.
There's also a good mix of recreation nearby. You can use neighborhood parks close to home while still having relatively easy access to the larger lake, trail and park system that is a major part of living in Camas.
Things to Consider
Established homes come with different questions than new construction.
Depending on the individual property, buyers may encounter original finishes or major components that are approaching the point where replacement or updating should be considered. Two similar-looking Deer Creek homes can therefore have very different ownership costs after closing.
Prune Hill's terrain is another consideration. Lot slope, driveway grade, yard usability, drainage, retaining walls and orientation can vary from property to property.
Inventory can also be limited within a specific established neighborhood. If you're focused exclusively on Deer Creek, you may have fewer choices at any one time than you would by expanding the search to several nearby Camas neighborhoods.
Finally, if you're commuting into Portland, remember that you're crossing the Columbia River. Traffic and bridge conditions should be part of your decision rather than something you evaluate after buying.
SHOULD YOU CONSIDER DEER CREEK IF YOU'RE MOVING TO CAMAS?
Deer Creek is worth putting on the list if you're researching established homes on Prune Hill and want to be on the western side of Camas with access toward Vancouver and the Portland metro area.
The combination of established housing, mature landscaping, neighborhood recreation and access to the broader Camas park and trail system helps distinguish it from newer developments in other parts of the city.
But I wouldn't automatically limit your search to Deer Creek.
When I'm working with someone relocating to Camas, I usually want to understand the bigger picture first: your budget, commute, preferred home style, lot requirements, how much updating you're comfortable doing and where you'll actually spend your time.
Then we can compare Deer Creek with other Camas neighborhoods and see which locations actually make sense. Sometimes Deer Creek comes out on top. Sometimes another part of Camas fits the buyer better. That's the point of comparing them.

I've been in real estate for 30 years, and one thing I've learned is that relocation isn't just about finding a house you like. The location has to work too.
I help buyers compare cities, neighborhoods, housing options, commutes, property types and locations before narrowing down the search. The goal isn't to convince you that Deer Creek—or any other neighborhood—is where you should live. It's to give you enough information to figure out which area actually fits your priorities.
