Being on Prune Hill in Camas is a locational statement. Blakes Highland earns its place on that list.

Pricing has ranged well into the seven figures depending on size and condition, which puts this neighborhood squarely in Camas's upper tier. For buyers relocating from high-cost markets — California, Seattle, the Bay Area — the value comparison against what those dollars buy elsewhere is usually the moment the conversation shifts.
The school district is a constant
It doesn't matter which Camas neighborhood you're writing about — the Camas School District shows up in every conversation for a reason. Consistently ranked among the top districts in Washington State, with Camas High School drawing families who specifically relocate to this zip code for it. At the price point Blakes Highland represents, resale buyers are equally educated on this fact. It sustains demand even in softer market conditions.
The lifestyle context
From Prune Hill, you're close to everything Camas does well — without being in the middle of it. Downtown Camas with its brick storefronts, locally owned restaurants, and Wednesday Farmers Market is a short drive. Lacamas Lake and the trail network at Lacamas Park are nearby when you want to be outdoors. And Portland is 25 to 30 minutes depending on where you're headed, via SR-14 along the river.
Washington residency means no Oregon income tax. At household incomes common to buyers in this price range, that's a number worth running before you decide where to plant your address.
What I tell buyers looking at this tier
Prune Hill luxury inventory in Camas — including Blakes Highland — doesn't churn. When the right home comes available, the buyers who were already paying attention are the ones who get it. I've watched people take a week to think about it and watch someone else close. In this neighborhood, at this price point, that's an expensive lesson.
