Brady Ridge, Camas WA: The Neighborhood That Doesn't Need to Advertise

What the homes are actually like

Brady Ridge sits in the 98607 zip code, with homes primarily along NW 11th Circle and the surrounding cul-de-sac streets. Construction here dates to the early 2000s — the sweet spot in Camas homebuilding where square footage was generous, layouts were practical, and builders hadn't yet started cutting corners on lot size.

Most homes run from around 2,600 to 3,700 square feet, with the larger builds pushing past that. Four and five bedrooms are common, often with bonus rooms, lower-level bedrooms for extended family or guests, and the kind of great rooms and high ceilings that were standard for the era. Several homes back directly to wooded slopes, giving the rear of the property that natural buffer that buyers in this market specifically seek out.

Current pricing lands in the upper $700s to low-to-mid $900s depending on size and condition. For the square footage and lot presence you're getting in a Camas address, that math works in the buyer's favor.

No HOA is a real selling point

This is worth saying directly because it's not universal in Camas at this price point: Brady Ridge homes typically carry no HOA dues. For buyers who've been shopping neighborhoods where monthly association fees add another layer to an already stretched budget, the absence of that cost — on a home this size, in this location — is a tangible financial difference over time.

The location within Camas

Brady Ridge is walkable to Prune Hill Elementary, which is meaningful for families with younger kids and for resale. You're close enough to downtown Camas — the brick storefronts, locally owned restaurants, the Wednesday Farmers Market — that it's an easy drive, but far enough up the hill that the neighborhood itself stays quiet.

Lacamas Lake and the trail system at Lacamas Park are close. Portland is 25 to 30 minutes via SR-14. And you're on the Washington side of the river, which means no Oregon income tax — a detail that accumulates into real money at the household income levels typical of buyers in this price range.

The school picture

Brady Ridge feeds into the Camas School District — Prune Hill Elementary, Skyridge Middle, and Camas High School. The district consistently ranks among the top in Washington State. Camas High School specifically draws families who relocate to this zip code for it. That school-driven demand is one of the most durable forces in this market and it protects resale value even when broader conditions soften.

Who belongs here

Brady Ridge tends to attract buyers who want a large, well-built home on a meaningful lot in an established neighborhood — without paying the premium that comes with a more prominent Prune Hill address. It's the kind of community where people get in and stay. Turnover is low because there's not much reason to leave.

If you're looking for substantial square footage, a wooded setting, Camas schools, and a price point that still leaves room in the budget, Brady Ridge deserves a serious look.
