Moving to Camas? Here's Why Holly Ridge Is Worth Knowing
If you're considering moving to Camas, WA, one of the things you'll quickly discover is that different parts of the city can offer a very different housing experience. Some areas have newer construction, some have larger properties, and others put you closer to downtown, recreation or the Vancouver side of Camas.
Holly Ridge is an established residential neighborhood on the west side of Camas near the Camas Meadows and Lacamas Lake area. Homes in the subdivision date primarily to the late 1990s and early 2000s, so buyers looking here are generally comparing established homes rather than brand-new construction. For relocation buyers, Holly Ridge is worth knowing because of the combination of its west Camas location, access to outdoor recreation and proximity to the Vancouver-Camas border. It's a good example of why I recommend looking beyond individual houses and comparing neighborhoods when you're moving to Camas.

WHAT IS IT LIKE LIVING IN HOLLY RIDGE IN CAMAS?
Holly Ridge is an established residential subdivision rather than one of the newer construction communities you'll find farther north and east in Camas. The neighborhood includes detached single-family homes, and property records also identify homes dating to the early 2000s. (Our Foundation Starts Here)
One of the more interesting things about the location is how close it puts you to the Lacamas Lake corridor while still being on the western side of Camas. That can matter if you want access to Camas but regularly need to head toward Vancouver or Portland.
The surrounding area also has a noticeably green Northwest setting. Lacamas Lake, nearby parks and the larger trail network around Lacamas Regional Park give this part of Camas access to outdoor recreation without having to head far outside the city. Lacamas Regional Park alone includes hundreds of acres and an extensive network of gravel and dirt trails. (Clark County)
WHERE IS HOLLY RIDGE LOCATED?
Holly Ridge sits in west Camas near the Camas Meadows and Lacamas Lake area, not far from the Camas-Vancouver boundary. This location is important for relocation buyers because west Camas generally puts you closer to east Vancouver than neighborhoods located farther east or northeast in Camas.
The neighborhood is also positioned near the NW Pacific Rim Drive corridor. From this part of Camas, buyers have access to the commercial areas of east Vancouver as well as the shops, restaurants and services found throughout Camas.
Downtown Camas is farther southeast and has a completely different feel from this part of the city. If you're relocating here, I recommend spending time in both areas because being close to downtown and being on the west side of Camas can create two very different daily routines.
For regional travel, SR 14 is the major east-west highway through the Camas-Washougal area and connects west toward Vancouver and the Portland metro area.
HOMES IN HOLLY RIDGE
Holly Ridge primarily represents the established-home side of the Camas market. Development occurred largely around the late 1990s and early 2000s, with single-family homes forming an important part of the neighborhood's housing stock. (Our Foundation Starts Here)
That age is something buyers should pay attention to.
A home built around 2000 can look dramatically different today depending on how previous owners maintained and updated it. Kitchens, bathrooms, flooring, windows, roofing, HVAC systems and exterior finishes can all vary from one property to another.
That's why I wouldn't evaluate Holly Ridge based solely on square footage or the number of bedrooms. Condition and improvements can make a major difference when comparing two homes that were originally built around the same time.
Buyers should also evaluate the individual lot and setting. Topography, neighboring homes, outdoor space and the orientation of the property can all affect how a home feels once you're actually there.
HOW MUCH DO HOMES COST IN HOLLY RIDGE?
I don't like publishing a narrow price range for a smaller neighborhood like Holly Ridge because inventory can be limited, and a few sales don't necessarily tell you what the next home will be worth.
Pricing can vary based on the size of the home, condition, remodeling, lot, location within the neighborhood, views, property characteristics, available inventory and overall Camas market conditions.
The better approach is to look at what's actually available now.

That live search will give you a much better picture of current inventory and asking prices than an outdated neighborhood price range.
PARKS, TRAILS & THINGS TO DO NEAR HOLLY RIDGE
Outdoor access is one of the biggest reasons to understand this part of Camas.
Lacamas Regional Park is nearby and covers 312 acres, with fishing, picnic areas and a network of trails that connects with the Lacamas Heritage Trail along the south shore of Lacamas Lake. Round Lake is also part of the park system and provides fishing and non-motorized recreation opportunities. (Clark County)
The broader Lacamas trail system passes through forested areas, waterfalls and areas known for seasonal camas lily blooms. (Clark County)
Camas has several other parks and recreation areas worth exploring as you compare neighborhoods, including Heritage Park, Dorothy Fox Park, Prune Hill Sports Park and the Washougal River Greenway Trail. (Camas WA)
This is where location becomes more important than simply looking at a map of available houses. If access to trails, lakes and outdoor recreation is high on your relocation list, the western and Lacamas Lake portions of Camas deserve a closer look.
For shopping and restaurants, Holly Ridge's west Camas location also gives you access to commercial areas in both Camas and east Vancouver. That can be useful because you aren't relying on one single commercial district for everyday errands.
SCHOOLS SERVING HOLLY RIDGE
Holly Ridge is within the Camas area served by the Camas School District. The district operates multiple elementary, middle and high schools and provides boundary information for determining school placement. (Camas School District)
I don't recommend choosing a home based on an online real estate site's school assignment. If a particular school is important to your move, verify the exact property address directly with the district before making a decision.
School boundaries and assignments can change. Buyers should verify current school assignments directly with the school district.
COMMUTE & GETTING AROUND
For relocation buyers who need to travel regularly toward Vancouver or Portland, Holly Ridge's west Camas location is worth considering.
SR 14 provides the primary regional route west toward Vancouver and connections into the Portland metro area. Portland International Airport is also across the Columbia River from this part of Southwest Washington.
Where you work matters, though. Someone commuting into east Vancouver has a very different daily trip than someone heading into downtown Portland, Hillsboro or another part of the metro area.
Travel times depend heavily on traffic, time of day and your exact starting point, particularly when your route involves SR 14, I-205 or crossing the Columbia River. I always recommend testing your actual commute during the time of day you'd normally make it rather than relying solely on a mapping app's estimate.
PROS & CONSIDERATIONS OF LIVING IN HOLLY RIDGE
Reasons Buyers May Consider
Holly Ridge gives buyers an established Camas neighborhood close to the Lacamas Lake and Camas Meadows area while remaining on the western side of the city. That location provides access to outdoor recreation, parks and trails while keeping east Vancouver relatively accessible.
The established housing stock can also appeal to buyers who prefer mature surroundings and don't necessarily want the feel of a brand-new subdivision.
Things to Consider
Because Holly Ridge is an established neighborhood, the condition and level of updating can vary considerably from house to house. Buyers should pay attention to major systems and improvements rather than assuming two similarly aged homes are comparable.
Inventory can also be limited in a smaller neighborhood. If Holly Ridge is specifically where you want to live, there simply may not be multiple homes available every time you search.
Finally, don't assume west Camas is automatically the right location simply because it's closer to Vancouver. Your commute, preferred recreation, shopping habits and the type of home you want should all be part of the decision.
SHOULD YOU CONSIDER HOLLY RIDGE IF YOU'RE MOVING TO CAMAS?
Holly Ridge should be on your list if you're researching established homes in west Camas and like the idea of being near Lacamas Lake, parks and trails while maintaining access toward Vancouver and the Portland metro area.
But I wouldn't look at Holly Ridge in isolation.
When I'm working with someone relocating to Camas, I usually recommend comparing several neighborhoods. Once you drive them, look at homes and understand how each location fits your commute and everyday routine, the differences become much easier to see.
The goal isn't to find the neighborhood that sounds the best online. It's to figure out which location and property actually fit the way you want to live.
