Restaurants and shops along the river are close enough for many addresses that dinner out doesn't require finding parking somewhere else first.
The housing mix changes the pace block to block: newer condos and townhomes near the water lean toward a simpler, lower-maintenance routine, while the older single-family homes set back from the river keep more of a standard yard-and-upkeep rhythm.
This is a denser, more urban stretch of Vancouver than neighborhoods like Harney Heights or Lakeshore — a weekday morning here has noticeably more foot traffic and activity than a quieter, more established pocket of the city.
Parks, Trails & Things to Do Near Columbia Way
Esther Short Park and the trail toward Wintler Park are within walking distance for many Columbia Way addresses, giving the neighborhood real outdoor access without needing to drive anywhere first.
Getting Around
I-5 access is immediate, and the Portland side of the river is a short bridge crossing away — actual drive times depend heavily on time of day and bridge traffic, so it's worth testing during your normal travel hours.
A weekday morning here feels almost nothing like a Saturday afternoon along the waterfront trail — worth experiencing both before deciding whether the pace fits what you want day to day.
