Moving to Washougal, WA? Consider Washougal: A Day Built Around the Columbia River Dike Trail

By Jamie MeushawBuying October 9, 2026
Washougal homes in Washington

Washougal's biggest everyday advantage is one most listings undersell: real, regular access to the Columbia River, not just a view of it.

Because the city doesn't have one dominant neighborhood, day-to-day life here looks a little different depending on which part of town you're in — but the river and the park system tie it together.

Inventory and pricing change quickly — these links show what's currently on the market rather than numbers from when this was written.

Local Life in Washougal

Washougal Waterfront Park connects directly to the Columbia River Dike Trail and the Lewis and Clark Heritage Trail, which makes river-adjacent walks, runs or bike rides a realistic daily habit rather than a special trip.

With 14 parks spread across the city and more than 120 acres of total parkland, most residents end up with some green space within easy reach, regardless of which part of Washougal they're in.

SR-14 keeps Camas close for anything Washougal itself doesn't have, so errands outside the city rarely turn into a long drive.

Parks, Trails & Things to Do Near Washougal

Washougal Waterfront Park is the anchor for river access, linking to both the Columbia River Dike Trail and the Lewis and Clark Heritage Trail.

The Washougal River Greenway Trail, roughly 2.2 miles, gives the opposite side of town its own dedicated outdoor route.

Getting Around

SR-14 runs as a four-lane freeway connecting Washougal to Camas and on toward Vancouver and I-205 — actual drive time still depends on when you're traveling.

Because Washougal's housing and amenities vary so much by specific street, it's worth walking a given block at the time of day you'd actually be using it before deciding how the lifestyle here compares to Camas or Vancouver.

Don't see the right home? Inventory in individual neighborhoods can be limited — nearby neighborhoods with similar homes, locations and amenities are often worth a look too.

Moving to Washougal, WA or the Surrounding Area?

Jamie's YouTube channel has a growing library of videos covering Camas, Vancouver and other communities throughout Southwest Washington and the Portland metro area — a good way to get a feel for different neighborhoods and housing options before making a move.
