Applewood Hills, Camas WA: A Neighborhood Worth Knowing

The homes are substantial

Applewood Hills isn't a neighborhood of starter homes or quick flips. Most residences here run between 2,200 and 4,000 square feet, with the average sitting right around 2,800. You're typically looking at 4-bedroom layouts with hardwood floors, vaulted ceilings, gas appliances, granite kitchens — the kind of specs that hold up well over time and don't require a gut renovation the moment you move in. Exteriors lean toward fiber cement, brick, and stone — built to last, not built to impress for 90 days.

Pricing has ranged from the mid-$600s up to over a million depending on size, condition, and lot. This isn't the cheapest entry point into Camas, but it's not the most expensive either — and you're getting real square footage for the money.


You're buying into Camas schools

This matters more than almost anything else I tell buyers looking in this zip code. The Camas School District consistently ranks among the top in Washington State. Camas High School in particular draws families from across Clark County specifically for its academic programs and athletics. If you have school-age kids — or plan to — this is not a small footnote. It's often the deciding factor.


The location is genuinely convenient

Applewood Hills puts you in a quiet, established part of Camas while keeping you close to everything that makes the area work for real life. Downtown Camas — with its locally-owned restaurants, boutique shops, and the weekly Farmers Market — is a short drive. Lacamas Lake and the trail system at Lacamas Park are nearby if you want to be outside without getting in a car.

And for commuters: Portland is roughly 25 to 30 minutes depending on where you're headed. You're on the Washington side of the river, which means no Oregon state income tax — a detail that adds up fast at this price point.

Applewood Hills attracts people who want a finished, move-in-ready home in an established neighborhood without the wait time or risk of new construction. The trees are mature, the streets are quiet, and the neighbors have typically been there a while. That's not nothing.
