The homes are large. Actually large.
Avery Manor is firmly in luxury territory. Homes here run from around 4,000 square feet on the lower end to well over 5,000, and the pricing reflects it — generally starting in the mid-to-upper $800s and climbing past $1.4 million depending on the property. These aren't homes that were built to a budget. You're looking at the kind of square footage, finishes, and lot presence that Camas does exceptionally well at this price point.
For buyers coming from California, Texas, or other high-cost markets, the value-per-square-foot comparison against those metros is usually the moment things click. You're getting significantly more home, in a significantly lower-tax environment, with significantly better schools — and you're still 25 to 30 minutes from downtown Portland.
The Camas School District is the real headline.
I say this to every buyer who asks about this price range in Clark County: the school district is not a bonus feature here, it's a primary driver of demand. Camas consistently ranks among the top districts in Washington State. Camas High School draws families who specifically relocate to this zip code because of it. At the $800K-plus price point, you're competing with buyers who have done that research and made decisions accordingly.
That matters for resale as much as it matters for your own kids.
The lifestyle here is genuinely low-maintenance.
Avery Manor offers the kind of neighborhood where the streets are quiet, the homes are maintained, and you're not managing a lot of external noise. Lacamas Lake and the trail network at Lacamas Park are close. Downtown Camas — with its locally-owned restaurants, boutique shops, and Wednesday Farmers Market — is a short drive. You're in one of the more desirable corners of SW Washington without the feeling that you're trading convenience for calm.
You also keep your Oregon paycheck without paying Oregon income tax. At household incomes common to this buyer profile, that's a meaningful number annually.
What I tell buyers seriously considering this area.
Avery Manor is a small community. It doesn't generate a constant stream of listings, which means when something comes available, the window is shorter than most buyers expect. I've watched people "think about it" for two weeks and miss their shot.
If this price range and this kind of neighborhood are on your radar, the smart move is to get ahead of the market — not react to it. I can tell you what's sold recently, what the realistic comps look like, and what to watch for when something comes available.
I've been working Camas for 29 years. I know this market well enough to tell you when it's worth moving fast and when it's not. Avery Manor is usually worth moving fast.
