Beech Street, Camas WA: Small Street, Serious Real Estate

What you're working with here

NW Beech Street sits in the 98607 zip code — the heart of Camas proper — tucked off Payne Road and positioned with access to some of the better elevated terrain in the area. This is not a high-volume subdivision with fifty identical floor plans. It's a boutique stretch of custom-built homes, the kind that were built with intention on lots chosen for a reason.

Homes here tend to be substantial — think 3,000-plus square feet, built in the late 1990s to early 2000s, with the kind of custom features that were standard practice for the builders working this price point at that time: hardwood floors, granite, high ceilings, formal and informal living areas, oversized bonus rooms. These are not cookie-cutter builds. They were designed to stand out and they've held up.

When a home on Beech Street does come to market, it trades in the upper ranges for Camas — well into the $900s and above depending on condition, finishes, and how the views are oriented. That's not a surprise to anyone who's been inside one.

The views are real

Columbia River views and Portland city lights are not an accident on this street — they're part of why buyers chose these lots in the first place. Camas is built on a series of hills, and the homes positioned to take advantage of that elevation deliver the kind of daily backdrop that never gets old. Morning coffee with the river below. City lights at night. This is what the Pacific Northwest is supposed to look like from your living room, and Beech Street delivers it.

Everything Camas is close

Downtown Camas — brick storefronts, locally owned restaurants, the Wednesday Farmers Market, First Fridays — is minutes away. Lacamas Lake and the surrounding trail network are close. Crown Park is nearby. And Portland is a manageable 25 to 30 minutes depending on your destination.

The school story is the same here as everywhere in the 98607 zip: you're in the Camas School District, which consistently ranks among the top in Washington State. That matters for resale regardless of whether you have kids in the system.

And the Washington side of the river means no Oregon income tax — a detail that compounds quietly and significantly at the income levels common to buyers shopping in this price range.

Who belongs on Beech Street

This is a street for buyers who have done their research and know what they want. Large custom home, elevated setting, meaningful views, established neighborhood feel, and proximity to a downtown that actually has something going on. If that's the brief, this street deserves to be on the shortlist.
