Country Ridge, Camas WA: Fishers Landing Quality at a Price That Still Makes Sense

What the homes actually look like

Country Ridge was built out in the late 1990s to early 2000s — the sweet spot in Fishers Landing development when lot sizes were still generous and builders hadn't yet started trimming square footage to hit lower price points. Homes here run from around 2,400 to nearly 3,000 square feet across four-bedroom, two-and-a-half-bath layouts that were designed for families who need real room to function.

Lots average around 8,000 to 11,000 square feet — meaningful outdoor space in a neighborhood where the landscaping has had twenty-plus years to mature. Expect vaulted ceilings, gas fireplaces, kitchen islands, attached two-car garages, covered patios, and the kind of fenced, usable backyard that newer construction in this price range has largely stopped delivering. These are not starter homes. They're the kind of well-built family homes that buyers hold onto for a decade and then list reluctantly.

Current pricing in the SE 201st Avenue corridor has been running in the mid-to-upper $600s to low $800s depending on size, condition, and updates — a compelling value for the square footage and location relative to comparable product elsewhere in Clark County.

The location does real work

SE 201st Avenue sits in the heart of Fishers Landing — one of the most practically convenient addresses in all of Camas. The grocery stores, restaurants, coffee shops, and everyday services you actually use are close. SR-14 access is easy, putting Portland at a manageable 20 to 25 minutes depending on your destination and time of day. Portland International Airport is a reasonable drive for anyone who travels regularly.

Downtown Camas — brick storefronts, locally owned restaurants, the Wednesday Farmers Market — is a short drive to the west. Lacamas Lake and the Lacamas Park trail system are nearby when you want to be outdoors without getting in the car. And you're on the Washington side of the river, which means no Oregon income tax — a detail that compounds meaningfully over time at the household income levels common to buyers shopping in this price range.

The school story is the same one you've heard

Country Ridge feeds into the Camas School District — and that matters just as much in Fishers Landing as it does on Prune Hill. Grass Valley Elementary, Skyridge Middle School, and Camas High School make up one of the top-ranked public school pipelines in Washington State. Camas High School specifically attracts relocating families who choose this zip code with education as their primary decision driver. That school-driven demand is one of the most durable forces in the Camas market and it protects value here across every market cycle.

Who Country Ridge is for

This neighborhood tends to attract move-up buyers who want a real family home — generous square footage, a usable yard, a quiet cul-de-sac or residential street feel — in an established Fishers Landing community without the price ceiling that newer construction in the area increasingly carries. It's a strong fit for buyers relocating from higher-cost markets who want a finished, move-in-ready home in a Camas address, and for buyers already in the 98607 zip who are ready to upsize without leaving the school district.

Country Ridge is the kind of neighborhood where people get in, get comfortable, and stop looking. That's a description worth taking seriously when you're evaluating where to plant your address.
