Evergreen Acre Tracts, Camas WA: A Camas Address, Nearly an Acre, and Room to Actually Breathe

The lots are the headline — and they're real

Evergreen Acre Tracts sits off NE 192nd Avenue and NE 11th Street in the eastern side of the 98607 zip code — an established residential corridor that was platted when developers still believed in giving homeowners actual land. Lots here run consistently at or near one acre — roughly 40,000 to 55,000 square feet per parcel — which in the current Clark County market is genuinely rare at any price, let alone at the price points this neighborhood produces.

To put that in context: most newer Camas subdivisions are delivering lots in the 6,000 to 10,000 square foot range. Evergreen Acre Tracts offers four to eight times that. For buyers who have been shopping the 98607 zip and feeling increasingly squeezed by shrinking lot sizes and tightening price points, this corridor is a reset.

The homes reflect the character of the neighborhood

Evergreen Acre Tracts was developed primarily in the late 1960s through the 1970s — ranch-era construction on large lots that were built to take advantage of the land rather than minimize it. Homes here run from around 1,400 to 2,400 square feet across three and four bedroom configurations, with the sturdy, single-level ranch layouts that defined Pacific Northwest homebuilding in that era.

What many of these homes have that newer construction doesn't is bones — deep garages, outbuildings, RV parking, mature trees, fruit trees, covered patios, and the kind of outdoor infrastructure that develops naturally when a property has been well-lived-in for fifty years. Several homes have added gunite swimming pools, shops, and expanded living spaces over the decades. These are not cookie-cutter suburban builds. They're properties with character, history, and room for whatever you want to build next.

Current estimated values across the corridor range from the upper $500s to low-to-mid $800s depending on condition, updates, and the specific lot. For nearly an acre in the 98607 zip code, that value equation is hard to replicate anywhere else in Camas at this price point. A confirmed RMLS sale at 19419 NE 11th Street — a 1,582 square foot three-bedroom on just under an acre — closed at $501,000 in March 2025, which tells you where the entry point sits for a property that needs work. Updated and well-maintained homes in this corridor are trading considerably higher.

A 98607 Camas address with a semi-rural lifestyle

This is not a neighborhood of cul-de-sacs and HOA-maintained greenbelts. Evergreen Acre Tracts has a semi-rural feel — quiet streets, mature landscaping, properties with real separation between them, and the kind of neighborhood character that develops organically over five decades of owner-occupied homes. People here tend to know their neighbors, keep their properties up, and value the privacy and space that drew them here in the first place.

The 192nd Avenue corridor puts you close to the Costco and commercial amenities at 192nd Station — groceries, restaurants, medical clinics, and everyday services are accessible without a long drive. SR-14 is nearby, putting Portland at roughly 25 to 30 minutes. Lacamas Lake and the Lacamas Park trail system are a short drive to the west. Downtown Camas is close enough for a regular evening out.

And you're on the Washington side of the river. No Oregon income tax — a consistent financial advantage that applies regardless of which Camas neighborhood you choose.

The school district is Evergreen — and that's worth understanding

Evergreen Acre Tracts sits within the Evergreen School District rather than the Camas School District. This is important to know going in. The Evergreen School District serves a large portion of eastern Clark County and has strong individual schools within its system — it's a solid district with real resources and dedicated educators. It's simply a different story than the Camas SD, and buyers who are specifically relocating for Camas schools need to know that NE 11th Street falls outside that boundary.

For buyers whose priority is land, privacy, and a Camas zip code at an accessible price point — rather than a specific school district — Evergreen Acre Tracts delivers something no other neighborhood in this series can match: nearly an acre of flat, usable ground in the 98607 at a price that leaves room in the budget.

Who this neighborhood is for

Evergreen Acre Tracts is a natural fit for buyers who want genuine outdoor space — room for animals, a shop, a pool, an RV, a garden, or simply the breathing room that most modern subdivisions have stopped offering. It's well-suited for buyers relocating from rural or semi-rural markets who want to stay close to urban amenities without surrendering their land. It's also a strong fit for buyers who want a value entry point into the 98607 zip code — a Camas address with significant upside potential as the corridor continues to appreciate alongside the broader Camas market.

You won't find Prune Hill views or a gated community here. What you will find is nearly an acre, a quiet street, and a price point that makes room for the life you actually want to build on it.
