WHAT IS IT LIKE LIVING IN HOLLY RIDGE IN CAMAS?
Holly Ridge has the feel of an established suburban neighborhood rather than a new construction development. Most of the neighborhood was built around the late 1990s through the early 2000s, so the landscaping and streetscape have had time to mature.
The housing is not completely uniform. The neighborhood includes larger detached homes as well as smaller townhome-style properties, giving buyers different property types to compare. Some of the larger homes sit on lots that provide more outdoor space, and certain properties back toward wooded greenspace associated with Prune Hill.
That greenspace is one of the details I would pay attention to when comparing Holly Ridge properties. Two houses can be close together but have very different settings depending on what is behind the backyard, how the lot is positioned and whether the property has views toward the surrounding hills or trees.
Another important part of the location is its relationship to Lacamas Lake and Grass Valley Park. This is not a neighborhood where outdoor recreation is an afterthought. The surrounding area has an established network of parks and trails, which is one of the reasons buyers researching this part of Camas often look beyond the house itself.
WHERE IS HOLLY RIDGE LOCATED?
Holly Ridge is in the Camas Meadows area of Camas, west of the central downtown area and near the Prune Hill and Lacamas Lake areas.
NW Pacific Rim Drive is one of the streets associated with the Holly Ridge subdivision, and the neighborhood sits close to NW 38th Avenue and Grass Valley Park. The surrounding residential areas include other established Camas Meadows neighborhoods, with Prune Hill to the south and the Lacamas Lake area nearby.
For someone relocating to Camas, the location is worth understanding because it places Holly Ridge between several parts of the city that buyers commonly use. Downtown Camas is to the east, while Vancouver and the Portland metro area are accessed to the west and south.
State Route 14 provides the primary regional highway connection through Camas and Washougal. Depending on where you're commuting, you may also use local roads toward Vancouver or connect with the broader Portland-area highway network.
I would not choose a Camas neighborhood based on a single advertised commute time. Traffic conditions, the time of day and your exact destination can change the experience considerably.

The homes in Holly Ridge generally reflect the late-1990s and early-2000s period when much of this part of Camas was being developed.
You'll find primarily detached residential homes, along with some townhome-style properties. Larger houses can include multiple living areas, bonus rooms, substantial garages and daylight or lower-level configurations. Individual properties vary enough that it's important not to assume that one Holly Ridge listing represents the entire neighborhood.
The lots are another point of difference. Some properties have conventional suburban lots, while others offer more substantial outdoor areas. Homes backing toward greenspace can have a noticeably different setting from homes surrounded by neighboring properties.
Buyers should also expect differences in condition. A home built in 2002 that has been substantially remodeled can feel very different from another home of the same age that still has much of its original finishes.

Grass Valley Park is particularly close to Holly Ridge. The park includes paved paths and hiking/biking trails along with tennis and pickleball courts, basketball facilities, sports fields, picnic areas and other recreation amenities. Its proximity gives the neighborhood a practical connection to outdoor space without requiring a trip across town.
The Grass Valley Trail also connects into the broader Camas trail network. From this area, the trail system connects with natural areas around Lacamas Creek and the larger Lacamas recreation area.
Lacamas Park and Lacamas Lake are another major part of the location. Lacamas Park includes hiking and biking opportunities around the lake and surrounding natural areas. The city trail network includes the Lacamas Heritage Trail, Lacamas Creek Trail and trails around the park.
Heritage Park, along Lacamas Lake, provides another access point to the lake and includes a boat launch and trail access. For buyers who regularly hike, bike, fish or spend time around the water, these nearby recreation areas can be a meaningful part of the neighborhood decision.
The important distinction is that Holly Ridge itself isn't the destination for all of these activities. The value is the neighborhood's location relative to the broader network of parks, trails, lake access and recreation facilities throughout this part of Camas.

Holly Ridge is located within the Camas School District.
Available property information for Holly Ridge has associated properties in the area with Grass Valley Elementary, Skyridge Middle School and Camas High School. However, school attendance is property-specific, and boundaries can change.
School boundaries and assignments can change. Buyers should verify current school assignments directly with the school district.
COMMUTE & GETTING AROUND
Holly Ridge can be a practical location for buyers who need to travel between Camas, Vancouver and the Portland metro area, but the right neighborhood depends heavily on where you work and how often you travel.
State Route 14 provides a major east-west connection through the area. Local roads connect Holly Ridge with the rest of Camas, while routes toward Vancouver and Portland take you into the larger metro-area transportation network.
Portland International Airport is also part of the regional transportation picture for Camas residents, although the actual travel experience depends heavily on traffic and the time of day.
If you're relocating for work, I recommend doing a test commute before purchasing. Drive the route at the time you expect to leave home and return. This is especially important if your regular trip involves crossing the Columbia River, because bridge traffic can affect the trip significantly.
The same principle applies to everyday errands. Look at where you shop, where you exercise, where you spend weekends and how often you expect to travel into downtown Camas, Vancouver or Portland.
