Portland International Airport is approximately 12 to 18 miles from North Sifton — typically a 20 to 30 minute drive depending on traffic and your route. That's one of the legitimate advantages of this location. You're close enough that a 6 a.m. flight doesn't require an overnight stay near the airport, and you're not sitting on top of flight paths. For frequent travelers or families with relatives out of state, that proximity is real and meaningful.
New Construction: What Your Money Gets You
North Sifton has seen meaningful new construction activity, with builders targeting buyers who want modern floorplans, energy-efficient systems, and low-maintenance living at price points that are more accessible than many other Clark County markets.
Here's a realistic look at what different price points deliver in this area:
$430,000 – $530,000 At this entry point, expect attached townhomes or smaller single-family homes in the 1,400 to 1,900 square foot range. You'll typically get three bedrooms, two and a half baths, an open-concept main floor, and standard builder finishes — quartz counters, LVP flooring, and a two-car garage. Lots are smaller and homes are closer together, but the builds are clean and efficient. A solid fit for first-time buyers or buyers looking to right-size from something larger.
$530,000 – $650,000 This is the sweet spot for North Sifton new construction right now. In this range you're looking at detached single-family homes in the 2,200 to 2,700 square foot range — four bedrooms, two and a half to three baths, a main-floor office or flex space, and upgraded finishes that feel intentional rather than purely builder-grade. Yards are real. Garages fit two vehicles comfortably. Some homes in this range include bonus rooms, covered outdoor living spaces, or three-car garages.
$650,000 – $800,000 Homes at this level step up in lot size, finish quality, and livable square footage — typically 2,800 to 3,400 square feet. You'll find higher ceilings, premium appliance packages, more architectural detail, and larger primary suites with genuine separation from the rest of the house. These are the builds that won't feel dated in a decade.
$800,000 and above Executive-level new construction in and around North Sifton offers four to five bedrooms, four-plus baths, and upward of 3,600 square feet with real lot space to go with it. Custom cabinetry, engineered hardwood, statement kitchens, and primary suites built for buyers who've been around the block and know exactly what they're not willing to compromise on.
Median home price in the Orchards area: The median sits in the $460,000 to $520,000 range, making it one of the more accessible entry points in Clark County without sacrificing location or quality of life. North Sifton new construction tracks closely with that range, though pricing shifts meaningfully by builder, lot, and how far along a particular phase is.
What About Renting in This Area?
Rental inventory in the Orchards area is tighter than most people expect, which is a reliable signal of how much people value the location once they're in it. When homes do come available, here's what to expect:
Single-family homes in the area typically rent between $1,900 and $2,800 per month, depending on size, condition, and age of the home. A 3-bedroom, 2-bath home in good condition lands around $1,900 to $2,300. Newer or larger four-bedroom homes push toward $2,400 to $2,800. Attached townhomes and smaller units tend to start in the $1,700 to $2,100 range.
If you're relocating and planning to rent before you buy, start your search earlier than you think you need to. Good rentals in this area don't sit long.
Things to Do in and Around North Sifton and Orchards
The Orchards area is primarily residential in character, which is part of its appeal — but it's surrounded by genuine amenities within a short drive.
Burnt Bridge Creek Trail is a well-used multi-use trail system that runs through the area and connects neighborhoods to natural open space. It's a go-to for walkers, runners, and cyclists who want a consistent outdoor routine without driving anywhere.
Leverich Park offers one of the better community park setups in the Vancouver-Orchards corridor — ball fields, open green space, and room to spread out.
Vancouver Lake Regional Park is a quick drive west and delivers open water, wildlife viewing, walking paths, and a genuinely peaceful setting that surprises people who haven't been. Kayaking and windsurfing when conditions cooperate.
Downtown Vancouver is 15 to 20 minutes away and has developed significantly in recent years — restaurants, breweries, the waterfront esplanade along the Columbia River, and a live event and arts scene that rivals smaller Portland neighborhoods without the parking situation.
The Columbia River Gorge is 30 to 45 minutes east and delivers world-class hiking, waterfall corridors on the Oregon side, and Hood River for windsurfing, restaurants, and fruit stand stops on the way home. Living in North Sifton means that kind of weekend is always a realistic option, not a project.
Portland is across the river for concerts, larger dining experiences, professional sports, and PDX-level airport convenience without Oregon income tax on your paycheck.
Where to Eat
The Orchards neighborhood itself is residential, so the dining scene is largely accessed via nearby Vancouver corridors and quick drives rather than a walkable main street. That's an honest distinction worth making upfront.
NE Fourth Plain Boulevard is the main commercial corridor closest to North Sifton, with a variety of casual dining, quick-service, and ethnic food options that serve the surrounding community well for everyday meals.
Mill Plain Boulevard and the east Vancouver restaurant corridor add more variety — sit-down dining, brewpubs, and a growing number of independently owned spots that have taken root in the Vancouver market over the last several years.
Downtown Vancouver is the destination for a real dinner night out — the waterfront area in particular has drawn quality restaurants and cocktail bars that make the short drive worthwhile.
Portland is 20 to 30 minutes for anything more adventurous, and that access is one of the reasons the Orchards location works for buyers who want suburban living without feeling cut off from city-level dining and entertainment.
Who Buys in North Sifton?
In my experience working Clark County for close to three decades, buyers drawn to North Sifton and the Orchards area tend to be practical people who've done their math. They want a newer home in a well-located area at a price that doesn't require stretching uncomfortably. They're often first-time buyers, young families, or relocators from higher-cost markets — California, Seattle, the Bay Area — who recognize quickly that the value proposition here doesn't exist in many other Pacific Northwest markets.
The Evergreen School District serves this area and covers a wide swath of Clark County. Commute access to both Vancouver employers and Portland via Highway 500 and I-205 is legitimate and consistent for most of the workday. And the absence of Oregon income tax remains one of the most underappreciated financial advantages for anyone crossing the bridge to work.
