Deer Creek's HOA — at $134 per quarter — maintains playground areas, walking trails, and tennis courts throughout the community. That's the version of an HOA that makes sense: modest dues, maintained infrastructure, and community amenities that improve daily life without an administrative burden. The neighborhood's walkability rating from residents reflects this — trails, sidewalks, and parks are among the top reasons Deer Creek residents say they love living here.
Klickitat Park sits at the entrance to Deer Creek, adding basketball courts, a picnic shelter, and playground equipment that functions as a natural extension of the neighborhood's own amenity package.
Schools and commute
Deer Creek feeds into Prune Hill Elementary — one of the Camas School District's top-rated elementary schools — followed by Skyridge Middle School and Camas High School. The Camas School District consistently ranks among the top in Washington State, and Camas High School draws relocating families to this zip code specifically for its academic performance. That school-driven demand is structural in the Camas market and it sustains value in Deer Creek across every cycle.
Downtown Camas is a 10-minute drive. Lacamas Lake and the Lacamas Park trail network are close. Portland is 25 to 30 minutes via SR-14. Washington residency means no Oregon income tax — at the household income levels common to buyers in the $900K-plus range, that annual savings number is worth running before you finalize where you want to live.
What the market data is telling you
Six-day average time on market. Forty-five percent year-over-year price appreciation. Median sale price of $935,000 as of June 2025. Homes selling at and above list price.
This is not a neighborhood where you take your time, think about it over the weekend, and circle back Monday morning. Buyers who have been watching Deer Creek know what it means when something comes available. Buyers who haven't tend to find out the hard way.
